Information and Fees for Landlords
We appreciate that people become landlords for a variety of reasons and through differing circumstances, but all landlords simply want a good return on their investment with as little stress as possible. As such we are always on hand to answer any question you may have, however silly you may think it is!
Balmforths enthusiastic lettings team has all the information and experience necessary to assist you, including your obligations as a Landlord. We have compiled an information pack in plain English which we will be pleased to give you as part of your free no obligation appraisal of your property.
Landlord's Fees and Services
Registration Fee Per Property: £225.00 - This covers initial setup and
advertising throughout our involvement. This is deducted from the first months’ rent
Contract Completion £135.00
Credit, Employment and Right to Rent Checks: £50.00 per tenant
Commission: 8% - Of monthly rent collected
Digital Inventory & Schedule of Condition: £78.00 - Initial inventory *
£36.00 - 3 monthly insoection *
Energy Performance Certificate: £92.50 - Lasts for ten years
Rent Guarantee & Legal Expenses – optional £130.00 - for a six month period
£210.00 - for a twelve month period
What Balmforths Does on Your Behalf:
- Visit property and advise on current market rents
- Prepare letting details
- Advertise for tenants in local newspapers and on our website
- Arrange for completion of an Energy Performance Certificate, as required by law
- Arrange viewings, accompanied when requested. (Keys are never released to prospective tenants)
- Full references taken up on potential tenants, including previous landlord/agent, employers and a full credit check
- Draw up an Inventory and a Schedule of Condition and obtain tenants signed agreement
- Draw up appropriate tenancy agreement (usually an Assured Short Hold Tenancy)
- Take one months’ rent as deposit against loss, damage or non-payment of rent, and deposit it in a Government approved holding account, as required by law
- We can organise optional rent guarantee and legal expenses insurance
- Set up method of monthly payment
- Notify utilities at start and finish of tenancies
- Make inspection of property during the tenancy to check cleanliness and condition
- Check Inventory and Schedule of Condition at end of tenancy and, if necessary, deal with any dilapidations
- Deal with tenants enquiries/problems during their tenancy
- Arrange annual service and testing of gas appliances and installations
- Arrange inspection of electrical installation where necessary
- In liaison with the landlord, arrange for repairs and maintenance as required
- Provide an annual Statement of Accounts for the previous tax year
